If you invest in the right property, you will get capital appreciation and can easily generate a positive cash flow. But like any other investment option, there are some pitfalls that you need to be wary of, especially if you are new to real estate. Is Wall Street a better option?

 

This is the first question that most people ask me. But look closely. The Bull Run is almost over. It’s expected to be a bear market from here on. Real estate is least affected by such negative markets. So I would say that it is definitely a better option as compared to Wall Street.

 

How to start

 

There are two types of investment options. One is short term investment in which you look to book the profits immediately by selling off the property. The second is long term investment in which you hold the property and look for capital gains. Each one of these methods has their own pros and cons. You need to conduct as much research as you can as to which style of investment is best suited for you.

 

Invest, repair and sell

 

Another kind of business that is booming nowadays is buying old property for cheap rates and then renovating it completely to resell it at a higher cost. For example, lets say you are getting a reasonably good property at $80,000 and you are willing to invest $20000 for repairs. If the market trend is favorable and you get sufficient appreciation, then you can easily sell off the property for $150000 or more. Even when you subtract all the expenses, you can make a good profit from it. If you plan to invest on a long term basis, ensure that you take into account the expenses. It is not very easy to maintain real estate.
